Avaliação da pandemia no mercado imobiliário: uma análise na tipologia apartamentos na cidade de Rio Grande/RS

Abstract

The Coronavirus pandemic, which started in 2020, changed life in many ways, one of which was the view on housing. Coming from increasingly minimalist trends, especially in relation to space, it was necessary, in some cases, to improvise to meet the new needs demanded by social isolation. In order to incite a reflection on how new housing projects will be after the pandemic, a study was carried out on the behavior of the real estate market in the typology of apartments in the city of Rio Grande/RS to understand the behavior of this sector in the four years prior to the pandemic. One of the ways of examining whether the variables directly or indirectly influence the final value of the property is through statistical analysis, based on characteristics such as location, common or private use area, construction pattern, among others. Based on sample data, this work aims to analyze the behavior of the dependent variable in relation to the independent variables selected in the years prior to the pandemic, through statistical inference and the Direct Comparative Method of Market Data. Based on this, the importance of all independent variables was observed in relation to the dependent variable, in addition to the decreasing behavior of the variable “year” and the reduction in the average total area of the properties.
